Countryard
The architectural project focuses on designing an urban community in Čakovec, located along the Northern Bypass, that balances residential, educational, and public spaces. The plan includes 490 housing units for about 1,470 residents, with a land use ratio (FAR) of 1.28 and 24% site coverage. Various housing typologies, including townhouses, gallery blocks, and terraced buildings, ensure a diversity of living options.
The project’s identity is defined by the perimeter block layout, which provides clearly separated public and private spaces, improved microclimatic conditions, and efficient land use. Inner courtyards offer protection from noise and wind while creating green atriums, playgrounds, and communal areas, strengthening neighborhood connections and safety. The perimeter design ensures optimal sunlight exposure, improves energy efficiency, and increases the density and functionality of the urban fabric. A key feature of the project is its strong integration with green infrastructure, emphasizing sustainable development and high quality of life. A central green axis crosses the settlement, forming a network of parks, green courtyards, and stormwater retention elements that enhance biodiversity and enable natural water management. Green parking areas and noise barriers further contribute to the eco-friendly design.
Public spaces are designed to foster social interaction. Multipurpose open areas support events and gatherings, reinforcing community identity. The educational zone includes a high school, youth center, and student dormitory, strategically placed to ensure safe pedestrian routes. The architectural concept prioritizes high living standards: glazed northern façades reduce noise and allow controlled ventilation; ground-floor apartments have private gardens, while green courtyards offer shared recreational spaces.
